Underwriting Scarcity — How We Value Location
A field note on the three variables that separate compounding Accra addresses from ones that merely feel prestigious — with implications for diaspora capital.

Prestige and scarcity are not the same thing. In Accra as elsewhere, a location can be famous, expensive, and still lose ground to a quieter address one district over. This matters especially for diaspora capital, where the exit is measured in years and the mistake is measured in dollars.
The three variables
We underwrite on three primary axes.
1. Constrained supply. Not just current supply, but the pipeline of consented sites within a fifteen-minute drive. In prime Accra — Airport Residential, Cantonments, Labone, Roman Ridge — the finite-plot arithmetic is the whole story.
2. Migrating demand. Are the households and businesses moving into the catchment younger, wealthier, or more mobile than the ones leaving? Diaspora principals coming home skew the answer at the top of the market; institutional tenants shape the middle.
3. Infrastructure delta. Public investment — power, water, transport, fibre — arrives ten years before it prices in. Underwriting only what is already visible on the ground is a slow way to lose. Underwriting the committed pipeline is how the compounding starts.
Great locations compound. Prestigious ones frequently do not. The best advice a real-estate advisor can give a diaspora principal is which of the two they are actually buying.
