The Four Ways Location Actually Pays You Back

Location is the single line item that shows up in every part of a real estate return — appreciation, yield, liquidity, and quality of life. A short field note on how to actually weigh it.

A couple in a café marking up a neighbourhood map beside a tablet and a location-returns brochure.

Every property brochure claims location matters. Almost none of them explain which part of the return it is actually driving — appreciation, yield, resale, or something less measurable. It is usually all four, and they compound differently.

Appreciation

Prime-location property in Accra — Roman Ridge, Airport Residential, Cantonments, Labone, Dzorwulu — appreciates on a different curve than the wider market, and the driver is rarely the address itself. It is the pace of surrounding infrastructure investment, road and utility upgrades, and the rate at which the neighbourhood is genuinely filling in, not just being marketed as “up and coming.”

Yield

For an income-producing asset, location sets the ceiling on rental demand before a single finish or amenity decision is made. Proximity to business districts, international schools, and the airport corridor determines who is even shopping in that price band — and a thin tenant pool caps achievable rent regardless of how the unit itself is specified.

Liquidity

A well-located asset sells in a slow market; a poorly located one sits, discounted, until the market turns. Convenience, security, and address prestige are what keep a property inside the pool of buyers willing to move quickly, rather than the pool that only transacts at a discount.

Quality of life — and why it isn’t a soft metric

Security, amenity density, and a genuinely liveable environment aren’t sentiment — they’re the underlying reason demand concentrates in specific neighbourhoods in the first place. A location that scores well here tends to score well on the first three axes too; it is the leading indicator, not a nice-to-have layered on top.

None of this replaces underwriting the specific parcel — see our note on constrained supply, migrating demand, and infrastructure delta for how we actually score a location before recommending it. But the shortcut is real: a location failing on quality of life is usually about to fail on the other three as well.

If you're comparing addresses for an investment, our real-estate advisory can underwrite the specific parcel against all four of these axes.
